Over the past decade, McGinlay Bell has focused on full volumetric modular construction, predominantly using timber-based systems. Our work is guided by a commitment to low operational energy and low embodied carbon. We have applied this approach across diverse projects, from small bothies and private homes to commercial buildings, leisure infrastructure, and affordable housing, in urban, town, rural, and island settings. Volumetric modular and low-carbon timber strategies have strongly shaped our design and delivery processes, particularly in procurement and routes to market. While modern methods of construction succeed at large, repetitive scales, smaller, community-led, or locally scaled projects often struggle. This gap between ambition and delivery frequently leaves innovative, place-specific low-carbon modular solutions UnBuilt, highlighting the need for adaptable frameworks to realise sustainable projects at all scales.
